Cabo Verde is an archipelago of ten islands six hundred kilometres off the West African coast, close enough to Europe for a direct six-hour flight and far enough south for a genuinely dry, warm climate through the northern winter. Each island reads differently. Sal and Boa Vista are flat, sand-driven and tourism-led; Santiago carries the administrative and commercial weight; São Vicente is the cultural centre; Santo Antão is mountainous and agricultural. Buyers who assume the islands are interchangeable usually buy in the wrong place. The property market is small, dollar- and euro-influenced, and dominated by resort-linked stock with a thinner supply of independent villas and town houses. Rental yields can be strong where management is competent, and weak where it is not — the operator matters more than the building.

Travel

Sal and Boa Vista carry the majority of international traffic, with direct services from Lisbon, London, Amsterdam and several West African hubs. Praia handles regional and Portuguese routes. Inter-island travel is by short flight or ferry, and schedules are best treated as indicative rather than fixed. For owners, the practical point is that reaching a second island from an arrival airport can add most of a day. We recommend choosing an island you can reach directly.

Visas & Residency

Most European and North American visitors enter without a visa for short stays, subject to a pre-registration formality. Longer stays move through temporary residence permits, generally evidenced by accommodation, means of support and a clean record. Property purchase does not by itself confer residence. Owners intending to spend substantial parts of the year here should treat immigration status and tax residence as separate questions from the acquisition.

Lifestyle

Life on the islands is outdoor and unhurried: trade winds, water sports, live music in São Vicente and Santiago, and a food culture built on tuna, wahoo and grilled vegetables. English is common in resort areas but Portuguese and Creole carry daily life. Healthcare is adequate for routine matters and private clinics exist on the main islands, but complex treatment is generally taken in Portugal. International schooling is limited, which shapes the profile of full-year residents.

How Does Real Estate Work?

Supply divides between managed resort apartments and villas, and a smaller independent market of town houses and plots. Freehold ownership by foreign nationals is permitted, and the registry system is Portuguese in origin and reasonably legible. Construction standards vary widely across developers. In an island market where materials are imported, build quality and warranty terms deserve as much attention as the view.

A reservation agreement fixes price and terms; deposits should be held in a controlled account.

Planning & Preparation

Visit in both seasons if you can. Wind, dust and rental occupancy vary considerably through the year and materially affect how a property feels and performs. Budget for the operating layer: management fees, maintenance in a salt-air climate, and utility costs that are higher than mainland equivalents.

Taxes

Acquisition attracts a property transfer tax and notarial and registration costs; annual municipal property tax is modest. Rental income and gains are taxable locally, and tourism-designated developments have historically carried incentives. Rates and incentive regimes change, and eligibility depends on how the asset is licensed. We confirm the current position with local counsel before you commit.
