Spain is the largest and most liquid of the markets we cover: several distinct regional economies, strong infrastructure and an established international ownership culture spanning decades. Interest concentrates on Madrid, Barcelona, the Costa del Sol, the Balearics and increasingly the Valencia and Alicante coasts. Each behaves differently. Madrid is driven by domestic and Latin American demand; the southern coast by northern European lifestyle buyers; the islands by scarcity. Because the market is deep, comparable evidence is available. That makes valuation more disciplined than in smaller markets, and makes overpaying a matter of choice rather than of information.

Travel

Madrid and Barcelona are major intercontinental hubs; Málaga, Alicante, Palma and Valencia carry dense European traffic year-round. The high-speed rail network is among the best in Europe and makes a two-base life between city and coast genuinely practical.

Spain operates several residence routes for non-EU nationals, including work, non-lucrative and remote-work categories. Policy in this area has changed materially in recent years.

Lifestyle

Spain runs on a later clock than most of Europe, and social life is public: plazas, terraces, long lunches. It suits people who want to be among others rather than behind gates. Healthcare and international schooling are strong in the main centres, which is why Spain attracts more full relocations than most Mediterranean markets.

How Does Real Estate Work?

Purchases move from a reservation to a private contract (contrato de arras) and then to a public deed before a notary, followed by registration at the Land Registry. Buyers need an NIE number. Community charges, urbanisation levies and any outstanding debts attach to the property, so verification before signing matters.

Preparation

Obtain an NIE and open a Spanish bank account before searching seriously.

Search

Shortlist by micro-location; the coast changes character every few kilometres.

Arras contract

Deposit paid, typically ten per cent, with defined penalties on both sides.

Due diligence

Registry check, licences, community debts and, on resale coastal stock, the coastal law position.

Deed

Signed before a notary with simultaneous payment and handover.

Registration

Title registered; taxes settled within statutory deadlines.

Planning & Preparation

Decide early whether the purchase is a lifestyle base, a full relocation or an investment. In Spain those three lead to genuinely different locations. Factor in running costs: community fees, IBI, insurance and pool or garden maintenance are predictable but not trivial.

Taxes

Acquisition costs differ between new-build and resale purchases. Ongoing obligations include annual property tax, non-resident income tax on imputed or actual rental income, and in some regions a wealth tax.
